NOISE
This Saturday, February 22nd, there will be activity at the
Social Sciences Project site. Some of you may have noticed
the growing pile of broken concrete at the northern end of
the construction site. This concrete was salvaged from beneath
the classroom and Faculty Office buildings. As part of the
College's "green" approach to construction, we will
grind the salvaged concrete back into gravel which can then
be used as rock fill in the foundation of the new building.
The concrete will be ground on site this saturday. The concrete
grinding operation will be exceptionally noisy and, if the
weather is dry, dusty.
ASBESTOS
A large portion of the construction site has been covered
with an assembly of scaffolding and heavy plastic. This is
a temporary containment facility to protect our community
and other workers on the site from any potential exposure
to hazardous materials. We knew from analyzing building documents
from the 50's and 60's that there would be abandoned steam
pipe runs that could be insulated with asbestos. We built
the containment facility before digging for the pipe, which
we found to be insulated with an unusually high concentration
of asbestos. We also discovered that some parts of the site
contain a debris field at a fairly uniform depth, and that
the debris includes some of the same highly concentrated asbestos.
As long as the asbestos remains undisturbed in the soil it
presents no hazards. The containment we built over the potentially
contaminated portions of the site will protect all of us from
any contamination, as nothing is unearthed until the containment
has been fully erected and tested. These containment are "negative
pressure" structures, so that if there is a rip or tear
anyplace in the plastic it will pull air into the containment,
not exhaust any from it. We constantly monitor the air quality
inside the containment, and again at the mechanical exhaust
ports built into it. The exhaust air going to the outside
has shown no measurable amounts of contamination. The air
testing within the enclosure has shown no measurements high
enough to require any remedial action. Any workers leaving
the containment must go through a series of clean rooms and
showers to assure that there is no possible contamination
outside of the containment.
This abatement process is slowed down by all of the additional
controls and regulations we have put the abatement contractor
under, but our charge to them is to assure that no member
of our community nor any workers on our construction site
are exposed to any hazardous materials. This process has slowed
down the construction activity. Although that hurts our schedule
(and potentially our pocketbook), it does shift some of the
more disturbing construction activities to a period after
final exams this year.
GENERAL INFORMATION
Our Albany Quadrangle renovation is almost complete. When
we are able to begin using the renovated portions of the Albany
complex in mid March I hope everyone will make time to come
by and see the wonderful transformation this former eyesore
has gone through as it takes its rightful place as the shining
gem in the center of the academic portion of our campus. With
no further delays, our Social Sciences Project will be completed
on schedule in the summer of 2004.

South Campus Drive
Date: August 9, 2002
The new South Campus Drive will replace the existing vehicle entry with a new entry directly south of the main campus. A new pedestrian path will also be constructed. Construction is expected to be complete at the end of August 2002.
Work is focusing on completing the parking lot area first to enable College Outdoors to leave for their trips. Grading for the new entry road and pedestrian path is complete. Footings are being prepared for the stone walls that will edge the lower portion of the entry.

Albany Quadrangle Remodel

Noise meter signs are up around the Albany Quadrangle Project. These signs will be updated daily.
Mass excavation for the new southwing of the building has begun. Hoffman Construction is digging down the site to lay a strong foundation for the new building.
Demolition has begun in the utility tunnel below Albany. This part of the utility tunnel will be moved and reconnected to the main utility tunnel.
The old tile roof will be taken apart this week.

Final fixture and finishes are being installed this week. The floors will be waxed later this week. The new stainless steel cubicals for personal storage will be installed next week. Final touch ups and cleaning will be completed next week and the restrooms will be ready for the new students.

Partitions are being installed this week along with the new light fixtures. Plumbers will be done this week setting the last of the fixtures. The new shelf and towel bars for occupants are being built and will be installed next week. Restroom accessories will also be installed next week.

The walls are complete. Tile setters started this week and the new flooring should arrive Friday. Construction has begun for the new countertops. New partitions will be installed after the flooring is complete.

Plumbing and drywall continues this week. Most of the non-plumbing walls have been completed with fire resistant plastic (FRP) wall covering to reduce future maintenance.

Plumbers should complete the rough in plumbing this week and then the walls can be finished. Ventilation work is complete. Tile work can begin next week with the completion of the plumbing.

Hartzfeld Kitchen/Laundry Remodel

Punch list items will be completed this week in all four buildings and final inspections are scheduled. All kitchens and laundry rooms were operational for the returning students.

The rough in plumbing and electrical are installed and inspected. The trench is scheduled to be poured with concrete tomorrow. Next week, rough in and inspections will continue. Drywall and painting will happen after inspections. Cabinets are being made in the shop to be ready for installation after inspections.

B & C units are complete except for the kitchen sinks and punch list items. Demolition of the block walls has started on A & D. Concrete cutting of the floor will be completed this week. Rough in plumbing and electrical can then proceed next week. We will need to shut down the water to all four buildings next Monday through Wednesday from 9:00am to 3:00pm, periodically, to relocate plumbing in A & D.

Electricians are finishing this week. The cabinets have been installed and the counter tops will complete this week. Fixtures have been installed in the restrooms and the plumbers will set the kitchen fixtures this week. Flooring was completed this week and appliances will be installed Monday.

All interior walls of B & C have been demolished. Concrete cutting of the floor occurs this week to route all the existing in slab plumbing and wiring back to a common wall to redistribute. Framing of new walls will begin next week.

Permits are complete and the contractor will mobilze on Monday, 5/13. Demolition will begin in "B" and "C" on Tuesday. Water will be turned off to the buildings during demolition.

The full set of construction plans are complete and were submitted to the City of Portland for permits last week.
4/1/2002-
Investigations were completed in "B" over Spring Break. Plans are being submitted for permits this week. Additional funds have been provided to remodel all four of the Hartzfeld buildings. We will begin on "B" and "C" when school is out and will be completed by 7/1/02. Then the contractors will complete "A" and "D" before school starts in the fall.
3/12/2002-
The kitchen, laundry room and common restroom of Hartzfeld B will undergo a significant remodel this summer. Interior walls will be removed and the space renovated to make the kitchen and laundry area larger and function better. The kitchen will recieve new cabinets, appliances and lighting. The common restroom will be renovated and made ADA accessible.
The work is scheduled to begin when school is out this summer. The contractor will be in over Spring Break, 3/25-3/29, to open up some areas of the interior walls to investigate existing plumbing and electrical. This will allow work to begin immediately this summer.

The sprinkler installation is complete and signed off by the City of Portland Fire Department. Final carpet and paint details will be complete by Wednesday and the new furniture will be installed this week. A walk through for a punch list is scheduled for 8/15.

The second floor is complete and the new furniture was installed this week. The first floor rooms will be painted out this week and carpeting completed early next week. Furniture installation will follow. Stairwells will need to be finished off next week. Sprinkler installation continues in the crawl spaces and mechanical rooms.

Sprinkler engineers and painters continue through the first floor and the basement. Carpet installation started this week up on the second floor. Furniture is scheduled for delivery on 7/24.

Coax cabling is complete. The sprinkler system will be ready for pressure testing early next week. The painters will be finished on the 2nd floor this week and will move down to the main floor to follow the sprinklers. New furniture is scheduled for the end of the month.

Sprinkler installers continue to work their way through the building. The painters have completed the restrooms and have begun masking off the rooms. Carpeting may begin this week in areas that have been completed.

Painters have started this week on the finished restrooms. The sprinkler contractor is running pipe this week, beginning on the north end of the building. All existing carpet is being removed this week.

Installation of the new vinyl flooring in the restrooms has been completed. Painters will paint out the restrooms and then fixtures and partitions can be installed. Coax cabling continues to be run through the building. The flooring contractor will begin removing carpet next week.

Vinyl flooring in the restrooms have been installed and plumbing fixtures and partitions are being put back in place. The sprinkler contractor has permits and will begin on Monday. Facilities Services carpenters will be replacing the wood tops to the dressers this summer with new laminate tops.

Abatement was completed last week along with the removal of the existing furniture out of the rooms. Coax TV cabling and new vinyl floors in the common restrooms will begin installation this week.

The College will be doing abatement in the crawl space next week. Existing room furniture will be removed and given to the Rebuilding Center in Portland for resale. Contractors will begin the sprinkler system the following week.
3/12/2002-
Stewart Hall will receive a significant upgrade this summer. A new fire sprinkler system will be installed in all rooms, hallways and common spaces. After Odell last summer, this will be the second existing residence hall to have a sprinkler system installed. All the carpet will be replaced along with the vinyl flooring in the restrooms. All interior doors, walls and trim will be painted. Coax television cable will run to each room and lounge.
The work is scheduled to begin in mid-May and will last about 10 weeks. The contractor will be in Stewart, with RD supervision, over Spring Break (3/25-3/29) to measure up for the sprinkler system and floor covering so that work may begin immediately after school is out.

Pamplin Training Room Remodel

Punch list items are completing this week along with the final inspection from the City. The space has been used since the athletes arrived under our temporary certificate of occupancy.

The work is more than substantially complete and the space has been turned over to the Training Room staff to set up and occupy the space. A punch list walk through is scheduled for next Thursday, 8/22, with the architect.

Finish work continues this week. We will hot tap the pool water line this week to circulate through the mechanical unit in the Training Room. This water will provide cooling to the Training Room and the heat removed from the room will warm the water going back to the pool. This will also reduce our need to heat the swimming pool with the gas boilers.

The flooring is complete. Final electrical, plumbing and ceiling inspections will occur this week and then we can begin the finishes. Cabinets will begin to be installed this week. HVAC unit may be ready to bring on line as early as next week.

The ceiling grid has been installed. The sprinkler heads have been adjusted to the new ceiling height. New lighting has been installed. We will be floating out the floor this week to get a level base for the new tile flooring.

Doors are being installed this week. Concrete block infill was completed last week. Drywall mudding and taping will be complete this week. The new ceiling grid is being laid out this week so that the sprinkler heads can all be dropped to the same elevation. We will need to shut down the sprinkler system one day this week to complete the work, but this work will not be an interuption to the occupants.

Mechanical equipment arrived this week and installation begins. Inspections were completed and the interior walls have been drywalled. Mud and taping of the drywall will begin at the end of the week after another round of inspections.

Plumbing continues this week down the hallway. After inspections, the trench will be poured with concrete. The site will be cleaned up and cleared out once again this weekend for the commencement of the Graduate School.

Wall framing will be completed at the end of the week. The contractor's area inside and outside the building will be cleaned up and cleared out for the Law School commencement this weekend.

The Training Room in Pamplin will be renovated and expanded this summer. The expansion will allow more tables, storage and space for additional whirlpools. The HVAC system will be changed to allow better circulation of conditioned air that will keep the area much cooler.
We are currently working with Hennebery Eddy Architects to complete the drawings and submit for permits. The work is scheduled to begin and complete this summer.

Olin Window Repair

We will replace the windows in the two offices that have had the most problems with leaks this summer, schedule to be determined. We can see how these work this fall and then propose to replace the rest next summer as another Capital Project.
4/1/2002-
The window was removed in room 225 over Spring Break. Failures in the original flashing and window installation were found. The solution will involve installing new windows with proper flashing, repairs to the current system are not feasable. Cost estimating is being worked on to determine the scope of work for this summer.
3/12/2002-
The second floor office windows on the east side of Olin have been leaking and funding has been approved to investigate the cause of the leaks and a solution to the problem. Because of the construction, one of the windows needs to be removed, the problem assessed and then create a solution. As many windows as possible will then be fixed with the budgeted amount of money.
Over Spring Break, 3/25-3/29, we will remove the window in office 225 and find a solution. Based upon this investigation, we can make plans to complete the work this summer.

Frank Manor Windows and Masonry Restoration

The final painting will occur this week and the project will be complete.

The masonry restoration was successfully complete at the end of July. Significant dry rot damage was discovered when replacing the windows on the 2nd floor, west end of the Manor. The damaged wood has carefully been removed, new lumber is being milled to match the orginal, and we will begin installation later this week. Final painting will follow.

The masons have set up scaffolding and are in the process of restoration. They are starting at the south end and working north along the front of the Frank Manor. This will continue through the month of July and will require temporary closure of the two front doors. Entry through at least one of the doors will be maintained at all times. The windows have been replaced and we have begun the finish painting on most areas. Substantial dry rot was discovered around the windows of the 2nd floor. The rotten wood will carefully be remove and replaced to match the orginal design.

Window replacement beigns this week and arrangements have been made with occupants in the offices effected by the work. All offices will remain secure at the end of each day. The masons are making preparations for the restoration work that begins in July.

The next set of replacement windows will be in next week and installation is scheduled to begin on June 10 and continue for about 2 weeks. These windows will be installed on the west end, above the patio and on the north side, basement offices of the Business Office. The second phase of windows should arrive in the middle of July for the front of the Frank Manor to be installed in conjunction with the brick restoration.

These are actually two seperate projects that are being coordinated to complete during the same time period.
The masonry work will involve the cleaning and repairing of the brick and mortar on the front elevation (west side) of the Manor and the stairs on the north side going up to the Provost's Office. When restoration is complete, the brickwork will be sealed.
The window work involves replacement of the existing windows that no longer function properly. The windows are replaced with custom made windows to match the orginal. The antique glass is being made by Canterbury Stained Glass Company in Ashland. Dal Yockey, Class of 1991, and his father Tim, who founded the company in 1971, are working with us to install antique glass to match the orginal.

Sound Dampening Practice Rooms in Evans

The first phase of work on the practice rooms is complete and they are ready for use. We will be installing sound baffles in the ductwork and insulation in the ceiling, but this will be done on off hours and will not impact the use of the space.

Carpeting is complete and the painters are finishing their work this week. Final details to the sound dampening should be complete next week and the practice rooms ready for the beginning of school.

Sound dampening work is being done on the 12 small practice rooms in Evans. A sound engineer was consulted and the work began 8/5. Final painting will be complete this week. Flooring is scheduled for Monday, 8/19. Sound baffles are being built for the ductwork and should be installed next week.

Last summer, BioPsyche lab 138 was renovated into new lab space for new faculty. Phase II begins next month to complete the renovation. This summer's work involves expanding the 138 lab into the BioPsyche 137 classroom. BioPsyche 137 will still be available as a classroom with a capacity for 20 students. The work is scheduled to begin the week of June 10-14.

Biology Office/Lab Remodel

Punch list items are complete. We are waiting for the specification on the required vacuum pump to be installed and then the project is complete.

Final electrical and telephone work is being wrapped up in 102 and 210. The new cabinets are installed in 102 and we're waiting for confirmation on the vacuum pump to complete that lab. The habitat chamber is nearly complete and alarmed.

This renovation work is for a new biology faculty member coming this winter. The work involves renovation of the south end of the Bodine 102 lab, bringing the walk in habitat chamber in the Red Lab of BioPsyche on line, and renovating the office space in Bodine 210 for two faculty members. The contractors have started demolition work in 102 and the Red Lab. New cabinets are on order. The work in 210 is scheduled to begin the week of the 15th.

The roof deck was repaired last week and roofers dried in the area. The roofers will be back this week to install shingles and the project will be complete.

The office area is complete and furniture was scheduled for delivery this week. Substantial rot was discovered in the roof deck in the back lab area. The ceiling in the building is actually the structural roof deck. The custom decking has been ordered and is due to arrive on 9/3. As soon as it arrives, it will be installed and then the roofing will be patched back in.

As a result of new faculty hires, BioPsyche 202 will be renovated into an office and small lab for the Psychology department. This summer we'll be replacing the lighting in the floor lounges of both of these halls. They were approved as two seperate projects, but will be done together to save money. The six lounges on the ends of Platt will recieve new indirect lighting to match the floor lounges in Howard. The fourteen floor lounges in Copeland that did not get replaced three years ago, will be completed to match the level 30 lounges that were completed.

Templeton Roof Resaturation

The masons will pour the chimney cap on Thursday and be complete. The roofers will be back on Friday for final dressing and the work will be complete.

Masonry work on the chimneys is proceeding this week. The roofers have completed their work, but will come back next week after the masons for final dressing.

Masons will be on the roof next week to repair the chimneys due to weather. The roofing contractor may be back this week, weather permitting, to spray the roof over Fields and the Bookstore.

Masons will be on the roof next week to do repairs on the brick chimney that is the flue for the boilers in the building. Roofers will follow the masons and complete the project.

The next stretch of forecasted dry weather will bring the masons on to the roof to do chimney repairs. Following the masons, the roofers will complete the saturation.
4/1/2002-
The existing gravel was removed over Spring Break. This will allow us to complete the resaturation as soon as we get a stretch of dry weather after school is out.
3/12/2002-
Templeton Student Center roof will be resaturated this summer. This process extends the life of the roof and the warranty another ten years. The work involves removal of existing gravel, saturating the existing roof membrane, replacement of metal flashings and new gravel installed.
The majority of this work will occur this summer, but we are going to remove the existing gravel over Spring Break (3/25-3/29). This will allow the resaturation to start as soon as we get a window of good weather this summer.

Boley Library is open on schedule.
Work on the new building is on schedule and will be opening in November.

Site Work
Site work is complete and planting will begin when cooler weather approaches.
Buildings
All buildings received a temporary certificate of occupancy from the City of Portland on July 29, 2002. This means that the buildings can be legally and safely occupied. On Wednesday, July 31, 2002, substantial completion was issued and the ownership of the buildings was transferred to the College.
The buildings are 99.9% complete with minor "touch-up" work remaining. Over the next few weeks, furniture and equipment will be moved into the buildings in preparation for student move-in on September 1.
The three buildings are still closed for general public access as furniture is moved in and as the contractor completes touch-up work.
Tours will be scheduled throughout August for the curious - please check with Residence Life for a tour schedule.
