2008-2009 OPERATIONS PROJECTS

Operations projects include Small Campus and Residence Hall scheduled or corrective cyclical renewal projects, which are required to restore the existing functional use of the building and/or grounds. On occasion the schedule will result in an interruption of utility services to certain areas of the campus. Building occupants will be notified of any interruptions and arrangements will be made to minimize any potential disruption of College programs.

Preventative maintenance schedules have been developed in order to minimize contingency and emergency repair costs. The Grounds and Building preventative maintenance schedules incorporate all areas of the campus. These schedules include forms used in assessing room condition, inspecting smoke detectors, classroom maintenance, worker hours, task, task frequency, time of year performed, and general events.

Requested Maintenance is administered by our Service Request System. All service requests are logged into a database and distributed to various craft departments for scheduling.

Tennis Dome Stairs

Facilities Services staff rebuilt the stairs from Pamplin to the Tennis Dome during the 2008 summer.

• Restore Stewart South Shower Room
• Replace Griswold Pump House Roof
• Install Vending Misers on beverage vending machines
• New mattresses in Stewart, Akin and Odell
• Retubed and repaired Stewart boiler
• Installed energy meters on all residence halls
• Repainted every residence hall room

Summer Maintenance Program

The following is a brief description of scheduled and preventative maintenance that occurred during the summer break this year.

• Interior and exterior paint touch-up
• Pest control
• Chimney cleaning
• Clean and shampoo carpets and flooring
• Repair and replace window screens and blinds
• Test fire alarms
• Replace smoke detector batteries
• Pressure wash pavement
• Preventative Maintenance: Check heating systems, steam traps, air filters, fans and clean vents
